Quem compra um im\u00f3vel n\u00e3o escapa de pagar o Imposto de Transmiss\u00e3o de Bens Im\u00f3veis, o chamado ITBI. Trata-se de um imposto municipal que incide sobre todas as opera\u00e7\u00f5es de compra e venda de bens im\u00f3veis e que deve ser pago pelo comprador.<\/p>\n\n\n\n

At\u00e9 mesmo a transfer\u00eancia de um im\u00f3vel para outro nome gera a cobran\u00e7a. A escritura p\u00fablica da propriedade na posse de novo dono s\u00f3 \u00e9 liberada ap\u00f3s a quita\u00e7\u00e3o do imposto.<\/p>\n\n\n\n

No geral, o tributo fica em torno de 2 e 3% do valor de venda do im\u00f3vel, dependendo da al\u00edquota estabelecida por cada prefeitura. Na Baixada Santista, o ITBI n\u00e3o segue a mesma regra.<\/p>\n\n\n\n

Em Santos, a Prefeitura cobra 1% de ITBI sobre o valor financiado e 2% sobre o valor da entrada (recursos pr\u00f3prios e FGTS). J\u00e1 em Guaruj\u00e1 e S\u00e3o Vicente o imposto \u00e9 de 3% e incide sobre o valor total do im\u00f3vel.<\/p>\n\n\n\n

Em Praia Grande, a al\u00edquota \u00e9 de 2,5% sobre o valor venal ou de compra (prevalece o maior).<\/p>\n\n\n\n

Quando pagar?<\/strong><\/p>\n\n\n\n

O ITBI \u00e9 pago depois da assinatura do contrato por todas as partes e antes da escritura\u00e7\u00e3o do im\u00f3vel no cart\u00f3rio. \u201cSem a guia paga do ITBI n\u00e3o conseguimos dar entrada o cart\u00f3rio\u201d.<\/p>\n\n\n\n
