O programa “Acredita” \u00e9 considerado crucial, pois a aplica\u00e7\u00e3o dos recursos da poupan\u00e7a na habita\u00e7\u00e3o vem diminuindo ao longo dos anos. Dados da CBIC revelam que, em 2021, mais de R$ 200 bilh\u00f5es estavam destinados ao cr\u00e9dito imobili\u00e1rio pelo Sistema Brasileiro de Poupan\u00e7a e Empr\u00e9stimo (SBPE). No entanto, esse valor caiu para R$ 180 bilh\u00f5es em 2022 e para R$ 150 bilh\u00f5es em 2023.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t\t<\/div>\n\t\t<\/div>\n\t\t\t\t\t<\/div>\n\t\t<\/section>\n\t\t\t\t

Para 2024, a expectativa era manter os R$ 150 bilh\u00f5es, por\u00e9m, h\u00e1 indicativos de que esse montante possa ser ainda menor. Segundo Renato Correia, uma redu\u00e7\u00e3o para cerca de R$ 130 bilh\u00f5es ou R$ 120 bilh\u00f5es comprometeria a capacidade do pa\u00eds de financiar a habita\u00e7\u00e3o.<\/p>

Diante desse cen\u00e1rio, o programa “Acredita” surge como uma alternativa vi\u00e1vel. A CBIC havia proposto anteriormente a libera\u00e7\u00e3o de 5% dos compuls\u00f3rios dos dep\u00f3sitos da poupan\u00e7a pelo Banco Central, o que representaria um acr\u00e9scimo de R$ 30 bilh\u00f5es. No entanto, essa medida n\u00e3o foi implementada, levando o governo a adotar a EMGEA como securitizadora do cr\u00e9dito imobili\u00e1rio.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t\t<\/div>\n\t\t<\/div>\n\t\t\t\t\t<\/div>\n\t\t<\/section>\n\t\t\t\t

Atualmente, existe uma grande quantidade de receb\u00edveis de contratos de financiamento imobili\u00e1rio nos bancos, com corre\u00e7\u00e3o em TR e taxas de juros elevadas. No entanto, o mercado secund\u00e1rio, composto por fundos de investimento e fundos imobili\u00e1rios, n\u00e3o adquire esses t\u00edtulos.<\/p>\n

A EMGEA poder\u00e1 adquirir esses receb\u00edveis corrigidos em TR e vend\u00ea-los atrelados ao IPCA, proporcionando uma taxa de juros mais atrativa e compat\u00edvel com os fundos de investimento e fundos imobili\u00e1rios, bem como para pessoas f\u00edsicas interessadas. Essa medida possibilitaria aos bancos uma nova capacidade de financiamento, estimulando o mercado.<\/p>\n

Embora a medida provis\u00f3ria ainda esteja em an\u00e1lise, estima-se que a EMGEA possa aplicar cerca de R$ 10 bilh\u00f5es nessa opera\u00e7\u00e3o, alavancando aproximadamente R$ 100 bilh\u00f5es para o mercado. A iniciativa representa uma oportunidade significativa para impulsionar o setor imobili\u00e1rio e contribuir para a recupera\u00e7\u00e3o econ\u00f4mica do pa\u00eds.<\/p>\n
